Pass Your CeMAP Exam First Time

The Certificate in Mortgage Advice and Practice (CeMAP) is the most widely recognised mortgage adviser qualification in the UK, awarded by the London Institute of Banking & Finance (LIBF). It is required to provide regulated mortgage advice and consists of three modules covering financial regulation, mortgage products, and practical advice skills.

CeMAP has three modules: Module 1 (Financial Services, Regulation and Ethics) covers FCA regulation and ethical principles; Module 2 (Mortgages) covers mortgage law, products, and conveyancing; Module 3 (Assessment of Mortgage Advice Knowledge) is a synoptic assessment testing your ability to apply knowledge from Modules 1 and 2 to real-world scenarios.

You need to score 70% on each unit to pass. Under the new format (from November 2025), the exams are: FRE1 (40 questions), FRE2 (40 questions), MRT1 (50 questions), MRT2 (40 questions), and ASEW (60 questions). Each unit is examined separately.

If you already hold CeMAP, your subscription covers everything you need for CeRER at no extra cost.

Yes. The CeMAP Diploma is LIBF's Level 4 qualification for mortgage advisers, made up of CeMAP plus one further unit, Advanced Mortgage Advice (AMA). If you already hold CeMAP, AMA is the only unit you need to take. We cover Part A of AMA, the 50-question multiple-choice exam, across all 16 of its learning outcomes. Part B is coursework, which practice questions cannot prepare you for, so we do not cover it. AMA is included in the same subscription at no extra cost.

Yes. CPSP (the Certified Practitioner in Specialist Property Finance) is an LIBF programme covering bridging loans, development finance, commercial mortgages and buy-to-let. It is a single unit assessed by one two-hour exam, and it is included in the same subscription. CPSP is independent of CeMAP, with no shared syllabus and no entry requirements, so you can study it whether or not you hold CeMAP.

The new modular CeMAP format took effect in November 2025, replacing the legacy three-paper structure. The new format splits the qualification into five separately examined units (FRE1, FRE2, MRT1, MRT2, and ASEW) and introduces updated syllabus content. All GoCeMAP questions are aligned to this new format.
